Selling your home? Your EICR within 24 hours
Buyers, surveyors and solicitors increasingly ask about the electrics. An up-to-date Electrical Installation Condition Report answers their questions before they hold up your sale.

Why sellers get an EICR
An EICR isn't a legal requirement when you sell, but it often comes up:
- the buyer's surveyor flags old wiring or an old fuse board and recommends a check;
- the buyer's solicitor asks for electrical certificates in the property information forms;
- a mortgage lender or buyer uses an unknown electrical condition to renegotiate the price.
Having a recent report ready, and any problems already fixed, removes a common reason for delays and last-minute price chips.
Working to your deadline
Tell us your expected exchange or completion date on the form. We'll fit the inspection in around it and send the report within 24 hours of the visit. If anything needs fixing, you'll have a quote within 24 hours too.
Do I have to get an EICR to sell?
No, but buyers and their advisers often ask for one, and it is usually quicker to have it ready than to arrange it mid-sale.
What if the report finds problems?
We'll explain what each item means and quote for the work within 24 hours. You can then fix it before the sale, or share the report and quote with your buyer.
Do I need to be at home?
Someone needs to let us in. Your estate agent can often help if you've already moved out.
